This project was completed for Insite Realty and was finished a month ahead of schedule. The scope of work included all sitework, construction of the new brick & block building and finishes. In addition, Carnaggio Builders installed all of the drive thru signage & equipment for Starbucks.
Carnaggio Builders was contracted to design-build this state-of-the-art Auto Spa and related site work. This project had some signficant issues requiring substantial undercut for building support.
The building was originally built as a truck fueling station, but had fallen into disrepair as a result of years of non-occupancy. Carnaggio Builders, Inc. enclosed the existing fueling canopy to create individual bays for the new truck wash facility and renovated the building interior into space able to beleased by the building owner. The new facility features two state of the art automatic truck wash bays and three manual bays. The architect was George Vaeth Associates of Columbia, MD.
This project entailed the construction of a new 5,000 square foot facility which included space for anew sanctuary that seats 280 people, administrative offices, and classrooms.
This job consisted of a complete facade renovation & drive thru alteration for the Edducational Systems Federal Credit Union. Carnaggio Builders worked closely with operating tenants resulting in no interruption in their daily activities.
Carnaggio Builders was contracted to complete the facade improvements to this 1950's shopping center transforming into a more contemporary look. Project cost: $522,000
Carnaggio Builders added a two story 11,000 sq ft. addition onto the existing bank, connecting the two with a catwalk. All the exterior finishes match the existing building seamlessly. Carnaggio Builders also installed a five hundred thousand underground storm water management system below the parking lot.
This free-standing retail building was constructed within the existing shopping center for two restaurant tenants during the winter months. Extensive storm water management facilities were installed and the parking lot was re-paved.
This project entailed a renovation of ten thousand square feet of existing space and a two story addition. The addition was designed to emulate the existing exterior architecture of the church and was situated on an extremely restricted site surrounded by residential buildings. The construction included administrative areas, classrooms and pastor's suite and was designed by Frederick Ward Associates, Inc. of Bel Air.
Carnaggio Builders first demoed an existing 3 story office building to make room for this 6 tenant 12,000 sq ft. building and related sitework including an underground storm water filtration system. All 6 tenant spaces have already been leased and has brough life back to this once dismal shopping center.
This project entailed expansion of the existing mezzanine space into technical data offices, server room, and conference area (3,500 sf). The project was completed under a negotiated design - build format and included the installation of continueous glass partition that divide the office environment. The server room include include a separate gaseous fire supperssion system.
Carnaggio Builders, Inc. was selected early in the design process in order to ensure that the design adhered to the limited budget of the owner. The project was completed without any revisions to the original guaranteed maximum price prepared by Carnaggio Builders, Inc. The building was designed as a pre-engineered metal building with masonry veneer. The scope included extensive site development and was designed by Frederick Ward Associates, Inc. of Bel Air, Md.
The project entailed the new construction of a two story office condominium building. The 45,000 square foot building has two elevated floors with parking at grade. The building was constructed on an old quarry which required the installation of 190 geopiers for foundation reinforcement.

Clarksville
Carnaggio Builders, Inc. executed the $1.9 million dollar contract to construct two mercantile buildings and related site development. The traffic generated by the adjacent occupied buildings challenged the installation of the $300,000 underground storm water management facility. The project was completed in a 10 month schedule despite adverse weather and poor soil conditions. One building houses the Brookfield Christian School and the second building houses a real estate office, day spa and shoe store. The project was designed by Arium Architects of Columbia, MD.
Catonsville, MD
ReVisions, Inc. is a non-profit organization dedicated to providing assistance to mentally and physically challenged persons of the community. The organization provides housing assistance, vocational training and job placement. ReVisions selected Carnaggio Builders as their general contractor for a substantial renovation to 5 Bloomsbury Avenue in Catonsville, Maryland. The old building previously housed a cab company and garage for cab maintenance. Years earlier, a fire had occurred in the building scorching some of the old timber trusses, which seriously compromised the roof structure. The concrete slab was in poor condition and was not level to support the proposed administrative offices for vocational training.
After achieving the status of "low bidder", Carnaggio performed an exhaustive "value engineering" process to assist the owner in reducing the hard construction cost. A compromise was achieved wherein the architects design intent was maintained and the Owner could assemble the required funding for the project.
The scope of the project included demolition of a small building addition, front wall of the building, the entire concrete slab and roof structure. During the slab removal a strong stench of fuel was detected and an underground fuel tank was exposed. Carnaggio provided remediation services which required the supervision and approval of the Maryland Department of the Environment.
Project difficulties were significant. The remaining three perimeter walls were severely out of square, complicating the installation of the proposed truss roof framing. Bloomsbury Avenue is an extremely busy side street in downtown Catonsville and there is no staging area or parking available. Many normally simple procedures required off hours work to pour concrete, set roof trusses and coordinate with adjacent businesses.
The project momentum was interrupted and the progress halted after the building was watertight due to funding complications. After an eight month delay, Carnaggio returned to complete the interior improvements. During this period of time the project scope actually increased, resulting in a nominal additional cost for the time lost.
Bel Air, MD
Carnaggio Builders, Inc., working closely with the church and the architect for over 16 months, assisted in maintaining the budget while preserving the functionality and aesthetics of the design. The new 10,000 square foot sanctuary, fellowship hall and administrative offices were designed and constructed within the churches budget and on schedule. The success of the project and the clients' satisfaction were due in large part to close teamwork that existed between the architect, church and Carnaggio Builders, Inc.
Parish Rectory Renovation
This 19th century building is protected by the Historic Preservation Trust. Carnaggio Builders, Inc. restored the brick fa�ade and window restoration within the specifications of the Preservation. The 8,000 square foot interior improvement includes new heating, air conditioning, electrical and life safety systems. Plaster restoration, asbestos and lead abatement complicated the project and challenged the construction budget. Tenancy of the building remained in operation during the execution of the $340,000 contract.
Clarksville, MD
The 10,000 square foot Brookfield Christian Day School was executed under a design build format in 90 days. Carnaggio Builders, Inc. worked closely with the owner to develop an appropriate space plan, satisfying the design criteria and regulations for daycare facilities by the State of Maryland.
The initial sanctuary construction was completed in the 1970s. The renovation completely changed the look and brought the project into the 21st century. The chancel was transformed to permit space for the orchestra and choir. Stadium seating was installed to permit an unobstructed view from every seat. Design services were provided by Architectural Design Works.
This project entailed the complete renovation of the existing sanctuary. The scope included a new baptistery, design and installation of the backlit stained glass, new chancel platform, and access upgrades to meet ADA requirements.
Columbia, MD
The difficulty in developing this 7 acre site had a significant impact on the entire project budget. Carnaggio Builders, Inc. provided extensive value engineering, resulting in a new multi-purpose facility and worship space. Despite permit delays imposed by the local jurisdiction, the $590,000 contract was executed within five months, in time for Christmas worship.
Westminster, MD
Carnaggio Builders, Inc. completed the 8,000 square foot renovation project for Access Carroll Integrated Health Care located in the historic brewery building in downtown Westminster. The project included a state of the art dental suite, examination rooms and complete pharmacy for the indigent of Carroll County.
Frederick, MD
Carnaggio Builders Inc. worked with the church over several months to establish a three phase construction procedure to mesh with available funding from the church. The first phase included the base building Sanctuary, multi-purpose room, administrative offices and site development. Eight years later, Carnaggio returned to accomplish phase two which doubled the multi-purpose room, administrative offices and added classroom facilities. The Church hopes to accomplish the third and final phase in the near future which will double the Sanctuary seating.
Aberdeen, MD
After an extensive interview process, Carnaggio Builders, Inc. was selected from a group of construction managers to work with the architect and Church to complete a multi-phase construction program. The first phase included ADA upgrades and new bathroom facilities. Second phase consisted of mechanical upgrades and controls for the multi-stage hot water boiler system. The third and final phase included a new kitchen addition and parking lot expansion. The combined construction budget of one million dollars was obtained.
Westminster, MD
Carnaggio Builders, Inc. completed the 10,000 sf improvement included a multi-phase renovation project to be constructed around an operating medical office suite. During the course of project, the scope of work and construction phasing was modified a number of times and expanded 25%. Multiple modifications to the base building life safety, security and utilities were required while maintaining adjacent operations.
Baltimore, MD
Carnaggio Builders, Inc. was selected to complete the renovations to the 1950's community pool house. In addition to the critical time line, major structural issues were uncovered, designed and implemented prior to the traditional "Memorial Day" opening. Carnaggio was awarded a bonus for their diligence and maintenance of the schedule.

Carnaggio Builders, Inc. was selected to build the "Decker's View" townhouse project located in the Canton area of Baltimore City. The project consist of (6) new townhomes that boast four story construction and rooftop deck with spectacular view of the inner harbor. Additional amenities include (2) car garages, dumbwaiter service and contemporary interior design.
Oxon Hill, Maryland
Carnaggio Builders was contracted to complete the shopping Center Facade. The work was accomplished two weeks earlier than the projected construction schedule.

Baltimore, Maryland
Carnaggio Builders was contracted to complete the facade renovations to this 800 foot long center. The main driveway entrance was relocated, storm water management facilities installed and the lot was milled and paved.
Carnaggio Builders, Inc. was selected to complete the shopping center facade renovation. Since the center was completely occupied many obstacles presented themselves in an attempt to coordinate activities around multiple tenants, many of which were open seven days a week. The project came to a stop on several occasions due to unforeseen structural issues which required necessary engineering and fabrication thereby delaying an orderly flow of the work.

Carnaggio Builders, Inc. completed the design-build office building for Urban N. Zink Contractor in Chase, Maryland. The project included a geo-thermal heating and air conditioning system providing economic operation for all seasons.
Project value was $350,000 and consisted of constructing a complete facade renovation, repaving the parking lot, landscaping and site lighting while coordinating with the existing tenants. Architect was Brennan + Company Architects.
